Jolene Dawn Wellness Collective provides office space rental services for licensed mental health professionals. Our services include:

• Office space rental and leasing
• Application processing and tenant screening
• Waitlist management for prospective tenants
• Facility management and maintenance
• Shared amenities access

To apply for office space, you must:

• Be at least 18 years of age
• Hold valid professional licensing as a mental health practitioner
• Provide accurate and complete information in your application
• Meet our screening and qualification requirements

Submission of an application does not guarantee approval or availability of space. We reserve the right to reject any application at our sole discretion.

Upon approval, tenants must execute a separate lease agreement that will govern the rental relationship. The lease agreement will include:

• Rental rates and payment terms
• Lease duration and renewal options
• Security deposit requirements
• Use restrictions and professional obligations
• Maintenance and repair responsibilities
• Termination and notice requirements

These Terms and Conditions supplement, but do not replace, the lease agreement.

• Rent is due on the first day of each month
• Late payments may incur fees as specified in the lease agreement
• All payments must be made via approved payment methods
• Security deposits are held in accordance with applicable laws
• Failure to pay may result in lease termination

Tenants agree to:

• Use the office space only for legitimate mental health professional services
• Maintain appropriate professional licensing and insurance
• Comply with all applicable laws, regulations, and building rules
• Not sublease or assign the space without written permission
• Maintain cleanliness and professional standards
• Respect other tenants and shared spaces

Tenants are required to maintain professional liability insurance and general liability coverage as specified in the lease agreement. Jolene Dawn Wellness Collective is not responsible for:

• Personal property damage or loss
• Professional malpractice or negligence
• Interactions between tenants and their clients
• Injuries occurring on the premises unless caused by our negligence

Either party may terminate the lease agreement:

• With proper written notice as specified in the lease
• For breach of terms or conditions
• For non-payment of rent
• For violation of professional standards or building rules

Upon termination, tenants must vacate the premises and return all keys and access devices.
